You agree that monetary damages may not provide a sufficient remedy to FindHomeRentals.com for violations of these terms and conditions and you consent to injunctive or other equitable relief for such violations. FindHomeRentals.com is not required to provide any refund to you if you are terminated as a User because you have violated these Terms of Service.

All of the information, content and services (collectively, the "Content") within this Service are protected by copyright and other intellectual property laws. The Content is owned by FindHomeRentals.com and its affiliated companies, licensors and suppliers. The Content is intended for personal use only. You further agree that you will not alter or remove any trademark, copyright or other notice from any copies of the Content.

If you operate a Web site and wish to link to the Service, you must link to the Service's home page unless permission otherwise has been granted in writing by FindHomeRentals.com. FindHomeRentals.com reserves the right to reject or terminate any links to the Content or the Service.

Member Account service fees and refunds. Annual service fees for a member account will always be displayed prior to making a purchase online or by mail. The annual service fee for a member account will be billed upon sign up only. Accounts may be cancelled at anytime by logging into the members area and submitting the cancellation form. No refunds or credit will be issued for unused time. FindHomeRentals.com reserves the right to increase the Member Account service fee only after the account has reached the annual expiration date.

Prohibited Member Account activities. The following is a partial list of the kinds of activities and content that are prohibited when using a FindHomeRentals.com account: (a) entering a home rental ad of another realtor, property manager, or management company that has a listing agreement on that property; (b) any activity that may be deemed as "sharing" an account between two separate business entities or one business entity in more than one geographical or metro area; (c) resale of online property home rental ads; (d) any activity that FindHomeRentals.com deems as abusive pertaining to the use of an account. Any violation of the above mentioned prohibited activities will result in termination of an account and removal of any home rental ads associated with that account without refund or credit.

FindHomeRentals.com IS NOT A LICENSED REAL ESTATE BROKER. FindHomeRentals.com DOES NOT RENDER LEGAL, BROKERAGE, OR OTHER PROFESSIONAL ADVICE OR SERVICES TO EITHER ITS RENTERS OR LESSORS with property real estate for rent or lease.

FindHomeRentals.com complies with state and federal civil rights laws, including the Fair Housing Act and the Americans with Disabilities Act. You agree to comply with such acts and thus agree to avoid stating any preference based on race, color, national origin, religion, handicap or any other category. At other locations in this web site, FindHomeRentals.com may remind you not to include information that is potentially actionable under such laws. To the extent that FindHomeRentals.com serves as a conduit for information on the basis of which you could unlawfully discriminate against potential Renters, you hereby agree to defend and indemnify FindHomeRentals.com.

In connection with your use of FindHomeRentals.com's web site, you acknowledge and agree as follows:

(a) FindHomeRentals.com does not participate in any actual lease transactions, including, without limitation, negotiations, discussions, or proposals;

(b) FindHomeRentals.com does not render legal, brokerage, or other professional advice or services;

(c) FindHomeRentals.com is not undertaking any, and has no, fiduciary duties to either Renters or Lessors, including, without limitation, the obligation to inspect rental properties or to verify the veracity of information contained in a preview of your property or offers;

(d) FindHomeRentals.com is not responsible for the content of, nor does it endorse, the third-party web sites to which you may link using this web site;

(e) FindHomeRentals.com does not guarantee the accuracy of any information available on this web site, and is not responsible for any errors, omissions, or misrepresentations, whether made by Renters or otherwise and all information obtained on this web site or from Renters must be verified independently;

(f) FindHomeRentals.com may make changes to its products and/or services and this web site at any time and without notifying you or receiving your consent and while FindHomeRentals.com complies with state and federal civil rights laws, FindHomeRentals.com does not monitor all transmissions of information by Renters and Lessors and thus assumes no liability for Renters' and/or Lessors' failures to comply with such laws.

You agree to indemnify, defend and hold FindHomeRentals.com and its affiliates, licensors and suppliers harmless from any liability, loss, claim and expense, including reasonable attorney's fees, related to your violation of this Agreement and/or your use of this web site.

Given the nature of the Service, FindHomeRentals.com cannot and does not monitor all of the material posted or transmitted by users and third-party information providers. While you agree that the Service will not be liable for such third-party content, FindHomeRentals.com reserves the right to delete, move or edit any communications or content that it deems in its sole discretion to be: a violation of this Terms of Service; harmful to individuals or Lessors; obscene; defamatory; in violation of FindHomeRentals.com's or any third-party's rights; or otherwise unacceptable.

User Content. Miscellaneous. FindHomeRentals.com reserves the right at its discretion to change these Terms of Service and will notify users of any such changes by date postings on this page. Your continued use of the Service after the posting of any amended Terms of Service shall constitute your agreement to be bound by any such changes. The Service may modify, suspend, discontinue or restrict the use of any portion of the Service, including the availability of any portion of the Content at any time, without notice or liability.
